Our country B&B in southeastern Ohio is a clean, comfortable, and safe lodging alternative to hotels in Athens County near Hocking Hills. When planning your stay with us, please review the following information for our pet friendly policies, cleaning procedures, cancellations, deposits, and more

Covid-19 Update:

The lodging industry has a long-standing commitment to cleanliness and safety. During this public health crisis, these practices have been enhanced for the safety of our guests and staff.

Deer Ridge Bed and Breakfast is currently following the Safe Stay guidelines established by the American Hotel and Lodging Association (AHLA) during this reopening phase of the economy. Safe Stay was created in accordance with guidance issued by public health authorities, including the Centers for Disease Control and Prevention (CDC). It is anticipated that these guidelines and protocols will evolve based on the recommendations of public health authorities and must be done in compliance with any federal, state and local laws.

As of May 27, 2021, our inn is able to host guests from within the United States without any quarantine or testing requirements. This is contingent on Ohio’s CDC travel ban listings. Guests from outside the United States are encouraged to consult the CDC guidelines for latest update.

In Ohio, fully vaccinated individuals, (following CDC standards) currently haven’t any restrictions regarding face coverings and social distance when interacting with other vaccinated individuals. However, as a courtesy to those who are not or unable to be vaccinated, it is highly encouraged that face coverings be worn and social distance is followed in areas of close proximity.

For those who are not vaccinated, Ohio requires that they continue to wear face masks and follow CDC guidelines of social distance for protection with the exception of dining. Masks are available upon entrance to our inn.

Extra health and safety measures include but are not limited to: contactless check-in using online reservation system and keyless coded entry. In addition, apps are offered for site and region navigation to decrease physical contact. Dining will be a selective buffet served by the hosts and the venue offers a variety of options for dining to allow for distance. Guests are allowed but must be approved by hosts before entering the premises. Cleaning and sanitation follow the guidelines set by the CDC and Safe Stay recommendations for small inns. These guidelines are available at:

We are proud to have all major U.S. Hotel brands, travel & hospitality associations, along with individual hospitality associations from all 50 states endorse Safe Stay and encourage our guests to stay at lodgings displaying the Stay Safe logo. This is truly an historic industry-wide commitment to our top priority – the health and safety of guests and employees.


Note: We are a small inn and cancellations and changes made to arrival and departure dates affect us significantly. Therefore, we adhere to a strict policy. We strongly recommend travel insurance. If for some reason, the owners or government municipalities mandate closure, we will offer a full refund for guests with reservations more than 14 days, and a one-night stay voucher per room for reservations less than 14 days for a future stay.

In light of these unprecedented times, these policies may be subject to change, but all efforts will be made to accommodate your reservation. So, if your plans unexpectedly change or you need to cancel your trip, please keep this timeline in mind:

Cancel more than 14 days before scheduled reservation for a full refund minus $35 fee.

Cancel less than 14 days before scheduled reservation, charged deposit plus $35 fee per room UNLESS we are able to rebook room(s). Then full refund minus fee.

A 50% deposit will be taken to secure reservation. If you cancel 14 days or more prior to your scheduled visit you will be charged a $35 cancellation fee per room. If the cancellation is less than 14 days prior to your scheduled visit you will be charged your entire deposit unless we can re-book your lodging. If we are able to re-book your lodging, we will refund your deposit minus the $35 cancellation fee.

A credit card is required to secure a reservation. If you do not have access to a credit card, please call 937-974-3215, 30 or more days prior to arrival, so alternate payment methods may be discussed. No shows or cancellations less than 48 hours prior to arrival will be charged the full reservation plus any applicable packages or add-ons. Prices are subject to change. The deposit does not include applicable taxes or additional items purchased. Please contact us if you need more information regarding our cancellation policy for special event weekends and holidays. Payments may be made by cash, Traveler’s Checks, Visa, Master Card, American Express, and Discover`.

If the cancellation is less than 14 days before arrival and a ‘package or add-on’ was reserved, and we are able to rebook the room, guest is still responsible for payment of said package or add-on (minus room rate, if applicable).

GIFT CERTIFICATES: Are available by phone or online. Upon payment, we will email or mail the certificate to your recipient, or directly to you.

Winter Weather Cancellation Policy:

Our Winter Weather Guarantee is if the National Weather Service issues a warning of severe weather (Level 2 to 3) in Athens County, the town you reside in, or on the direct route between your home and Deer Ridge Bed and Breakfast, you can cancel your travel plans due to the weather conditions on the day of check-in, and you will not be charged for the reservation as long as you rebook your reservation within the next 4 months.  Booking must be made within 3 days of cancellation.

Travel Insurance

As a small inn, we require your commitment to your reservation. Reservations are accepted with the understanding you will be financially responsible for the entire period reserved. We cannot be responsible for illness, family emergencies, work conflicts or inclement weather. We will work with you the best we are able, but we recommend purchasing trip cancellation insurance, available at a nominal cost from any travel agency or online at

Pet Policy: 

Since our facility accommodates a variety of guests, some with allergies, one room is designated as ‘pet friendly’ (currently Woodland). We must review each pet request on a case-by-case basis. We cannot allow pets without consent from management. Call or text 937-974-3215. Well-mannered and housebroken pets are permitted with permission. An additional pet fee of $15/per pet per day will be added to your reservation and a recent vaccination record will be required prior to any pet being permitted on premises. Pets must also be free of fleas and any other transmittable concerns. A pet package is available in our add-ons to pamper your pet during their stay and support some of our local businesses.

Owner will be required to sign a pet compliance and damage waiver. Pets are NOT ALLOWED on any furniture or bedding. If pet hair is found on furniture or bedding, a $250 cleaning charge will be added to the card on file. We ask that you please pick up and dispose of your pet’s droppings in the appropriate receptacles on our property. Pets will be on a leash any time they are in public. There are designated areas where pets can freely roam.

Please show respect for our community by being a responsible pet owner. If your pet is unruly in any manner (excessive barking, disturbing other guests, showing aggression etc.) we reserve the right to rescind your reservation and forfeit any refund for the remainder of your stay. Pets may not stay alone in the room when guests are off site. Boarding centers are available nearby for daycare. This especially includes ballgames and graduations. Given their registration process, you must make your own reservations for boarding facilities. There is a boarding center one mile and 5 miles away. Horse boarding is also available nearby.

Guest Policies:

Check-in time: 3-7 pm. If you expect to arrive after 7pm, please let us know in advance.

Check-out time: 11 a.m. Luggage may be stored. Rates are based on double occupancy and do not include tax. Children ages 10 and up are welcome with parental supervision.

Smoking: ABSOLUTELY NO SMOKING inside or within 50 ft outside ANY buildings on the premises as mandated by the State of Ohio for public spaces. We apologize, but due to severe staff allergies to carcinogens in cigarettes, we are a 100% non-smoking inn. A $250 cleaning fee will be charged for smoking indoors and you will be asked to leave immediately with no refund. Contact the staff if you are a chronic smoker and need accommodations.

Dining Policy:

Included in the reservation, a full gourmet breakfast with home-baked breads/pastries from area bakeries are served every morning. The Entrée alternates each day between savory and sweet. Selection of fruit juices, our custom-blend coffee, and a selection of hot teas are available before, during and after the meal. On-the-Go breakfast selections are also available.

Picnics/bag lunches are available as add-on packages. Please allow time for preparation. Non-resident guests may purchase breakfast for $15. Ask the management for details.

Since our guests have the enjoyment of dining in a variety of settings (indoor/outdoor) and because we cater to guests with varying needs and time schedules, our breakfast fare is served buffet style, but we will be happy to accommodate you, should you prefer to be served at the table. Given that food attracts insects, we highly discourage food in the bedrooms. Please no eating on the beds.

Dietary preferences (ex. Vegetarian, gluten free, ethnic specific) can often be accommodated with prior knowledge. Please indicate preference or call us with request at the time of reservation prior to arrival so we may serve your needs. We are not able to accommodate severe nut, egg allergies or celiac disease. We do offer alternative milk products. Seasonal complimentary snacks/homemade desserts, seasonal fruit, coffee, soda pop, and tea are available 24 hours a day.

Green” Policy:

The philosophy of our bed and breakfast is to utilize as many goods and services from our local community as possible and, in return, be a sustainable partner in our community. Our goal is also to “strive” to be a “green inn” and thus lessen our carbon footprint on the community and our world. That means whenever possible, we offer goods and products made from sustainable sources – those products that can be ‘reproduced’ or not hurt or harm the environment. Note that most of the products we use are all natural and can be absorbed into the earth without any harm to the planet. Most of our produce/food is from local sources that use ‘green’ methods of farming and raising animals. Even most of the vegetation on the property is native plants that promote ‘natural propagation’ and sustain the local birds, animals and insects. We ask each guest to do their part to help us “keep green” through reduce, reuse and recycle and respect for the environment.

Illegal Drugs/Firearms: Possession of any illegal substance or firearms (in the building) is prohibited. (Legal firearms may be stored in vehicle). Owner reserves right to tell guests to vacate property. Owner has neighbors and respects their privacy. Local law enforcement can be called upon for assistance and legal charges could result. No refunds will be issued and additional charges could result via credit card on file, as well as local county law enforcement charges can be filed.

Alcohol: Our facility does not currently carry a liquor license to sell, distribute or serve alcoholic beverages. Guests are, however, able to bring in their own beverages (there are several breweries and wineries in the area) and consume such beverages not to exceed the state of Ohio legal limit for public intoxication. Any violation of these policies or disruptive behavior could result in the guests’ expulsion or legal action to be taken.

Open Flames: (Per our insurance policy) NO CANDLES OR OPEN Flames except in the fire pit and, with permission, in the chapel. Battery and solar-operated candles are available for use. NO FIREWORKS of any kind are permitted on the premises.

General Policy:

Deer Ridge Bed and Breakfast (Fisher PLK, LLC) is privately owned, and we reserve the right to refuse service to anyone. No discounts or refunds will be given once you are on property for not showing reasonable judgment or not complying with the rules and policies of the property.

We will not be responsible for accidents or injury to guests, or for loss of money, jewelry, valuables or any item belonging to a guest. If a guest causes damage to inn property, it is their responsibility to replace or repair the damaged item(s). Should the damage be discovered after a guest has left, it is our policy to discuss the matter with the guest and agree on a reparation sum to be charged to their credit card.

We are located in the country and surrounded by woods, ponds and ravines. As a result, there may be some insects or other visitors in or around our property. Please exercise caution when enjoying the trails or the property. If you veer off the designated trails, you do so at your own risk.

Loss of electricity due to power outages, the weather or other “Acts of God” are outside of our control. We do have a generator on site for those concerned with medical devices.
